  • Our Office closes at 6 pm daily. If there are real emergencies (ie faulty plumbing, smoke alarm issues you cannot resolve), please call 603-436-5350. Dropped internet or TV connections are not considered emergency after 6 pm and will wait until the next morning.
  • Weekly rentals only from mid June through September. Daily’s available only the week before the current calendar week if we have one not sold for the week. Daily rates apply only when weekly vacancies allow.
  • We are open from May through Columbus Day or mid October each year
  • Seasonal rentals begin and end on Saturday throughout the season
  • Check in is at 2 PM and check out is at 10 AM on the day of your departure. During season, we have limited hours to clean and prepare the cottage for our arriving guests, so please no late checkouts and no early check in’s. Please call us if you plan on arriving after 4 pm so we are aware. Our Office closes at 6 PM daily.
  • We take pride in having the cleanest accommodations for you. Please return your gratitude by leaving the cottages as you found them. We expect the cottage to be picked up, including clean dishes, pots, pans, stove and all put away as you found it. We will charge a $50.00 per hour cleaning fee for those cottages that were left messy. Leave key in cottage at checkout.
  • Simply let us know if a pan was burnt during the week and we will gladly use special cleaning we do to fix it. Waiting until Saturday is not what we want to see on our busiest day, so thank you in advance!

Due to limited parking space, only one car per cottage & studio. One hour limit to visitor parking if there is space at the time. Always arrange any extra parking with us, even if one hour so we are aware of what vehicle is where. If you anticipate more than one car, you need to make your own arrangements as we do not have the space.

All parking arrangements to be made prior to your arrival date, not when you arrive. The cottages and grounds are for registered guests only. No visitor “beach” or day parking allowed. Visitors will be charged unless previous arrangements have been made. There is only 1 parking spot for each cottage/studio. Please see us if you expect or have more than 1.

Please no pets

We have free wi-fi access, but not business class high speed if you expect to work from here. There are Starbucks and Library close by if you need stronger. Please keep in mind wireless access is a courtesy to our guests. There is no technical support.

Cottages are housekeeping units, so there is no maid service and we do not change the linens during the week. We supply small hotel soap and toilet paper, dish soap and dish sponge to get you started. If you need more, please purchase what you need.

We have one bath towel, and one facecloth per person supplied. Please bring spares if you use more. The sheets and towels are there for the week but will be changed if you book more than 1 week, on the next Saturday.

There is a blanket covering the bed and a spare folded and put aside if you need extra warmth!

No laundry on site. No laundry washing in cottages as excessive sudsing will back up the septic system. Absolutely no bleach allowed. It will destroy the septic system.

Kitchens have all pots/pans, dishes, bowls, cups, silverware, microwaves, Mr. Coffee type coffee makers with filters, and toasters.

Please bring your own beach towels/blankets. No sheets or blankets or towels leave the cottage to the beach.

There is a charcoal grill on each deck. The Studio grill is on the ground level at the staircase due to fire code. We do not supply coal. There is often some left from previous guests, so check before you shop.

There are a few cottages with A/C. All have heat too if we need it off season. Be sure to close all doors and windows if using either. Please don’t leave the A/C on if you leave all day. We try to keep costs down here and if everyone helps, we can.

We recycle all aluminum cans, tin, plastic jugs, newspapers, magazines, and glass. Set aside in spare grocery bags and separate during the week. Please throw away all lids in regular trash. Rye dump is picky! We take away garbage and recycles on Tuesday and Saturday. Please have it all outside in proper storage so our dogs can’t get at it.

You must be 21 years of age or older to register here.

No prom rentals allowed.

Use grease can provided on stove when cooking. Do not wash it down the sink.

The internet password and network is on the wall near TV. We have Direct TV satellite. If you lose your TV signal, the instructions to get it back are also on wall near tv.

There is a beach umbrella at each outdoor deck table and chairs. Please close all umbrellas when not in use as a simple high tide wind can come and blow them away and break them. There is often winds here on the coast.

Deposits are required for all reservations

Weekly reservations require a 50% non-refundable deposit. The balance is due on arrival.
Because of the seasonal nature of the business, all funds are non refundable unless re-rented for exact same period of time (see faq of mine).

  • All rentals are subject to a 8.5% State Tax
  • All Rooms are non-smoking and do not allow pets (Smoking is designated on the decks unless wind takes smoke into other cottages)
  • Check-Out time is 10AM. Check-In is 2PM
  • Linens and Towels are provided.  We do not offer housekeeping or laundry service throughout your stay.
  • Rentals do not include maid service.

Daily reservation deposits are due in full at the time of the reservation, and depending on how close to the date of arrival, MC/Visa can be arranged with us.

No refunds are given on daily reservations.

Refunds on weekly or more reservations, will be returned only if the cottage can be re-rented over the “entire reservation” (not day to day)

We recommend calling AAA or Allianz for travel insurance to cover your vacation otherwise. We have used them for many travel vacations of our own to cover deaths in family or any other emergency they cover.

If you plan on having “visitors”, please include all of them when arranging your reservations with us as we make every effort not to over-crowd the grounds or cottages. Your kind cooperation is greatly appreciated.
